Base Building Consultancy was contacted by Rendall & Rittner to investigate the options available to remedy defective windows at 1-180 Wilmot Street, which comprise two separate blocks of privately owned leasehold flats. Panes of glass had been falling out of casement windows, creating severe health and safety issues.

Via consultation meetings with Rendell & Rittner and the Freeholder (the Residents Committee members), repair vs. replacement was considered, and the latter was chosen as the preferred option.

Base Building Consultancy is well experienced in preparing planning applications and planning and monitoring large projects. Having such knowledge enabled us to advise on the overall planning of the project, from start to finish, which allowed the Freeholder, Rendell, and Ritner to program service charge collection and expenditure.

Base Building Consultancy undertook a detailed survey of the premises and prepared full planning drawings, which were submitted and approved by Tower Hamlets. Inspections of sample flats enabled detailing of the windows for installation purposes and an assessment of the impact the works would have on each occupier.

We obtained sample windows for consideration and selection, following which we prepared and tendered a specification of works for replacing all windows, and we monitored the works through to completion via weekly site attendance and monthly progress meetings, with minutes being circulated to the relevant parties.

Base Building Consultancy also provided CDM coordination for the project.
