Planned Preventative Maintenance Schedule

Harrod’s Village Estate, Trinity Church Road, Barnes, London SW16

Base Building Consultancy was instructed by Rendall & Rittner, on behalf of the Village Estate Management Company, to produce a planned preventative maintenance schedule over a 20-year period for the entire Harrod’s Village Estate in Barnes.

The Harrods Village Estate comprises 10 separate private residential blocks within the estate, each differing in style and construction.  Many of which had been converted from the old Harrod’s depository buildings.

Base Building Consultancy carried out a full inspection of the estate, which included the external building fabric and internal common parts of all the residents properties in each block.  The estate grounds were also included in the planned preventative maintenance schedule, which included the review of the estate roads, hardstanding’s, pavements, boundary walls and fences, and all outbuildings and plant rooms within the boundary of the estate. The mechanical and electrical elements were also reviewed, which included fire safety components, lighting and electrical components, water treatment and lift maintenance, modernisation and replacement options.

The client also requested that we allow for an irrigation system to be incorporated into the schedule. Base Building Consultancy sourced and obtained quotes to install an irrigation system on the estate grounds, which was included in the 20-year plan.

The planned preventative maintenance schedules provided details of all components, their life cycles, and potential defects or failures, in addition to providing a detailed spreadsheet providing estimated costs to carry out repairs and maintenance on all components, which is used to aid budgeting and planning of future maintenance works. It also includes cyclical internal and external repair and decoration programmes in accordance with lease agreements.

Electronic and hard copies of the planned preventative maintenance schedule were issued to the client, with meetings held with the client and board of directors upon completion of the schedule to discuss future maintenance works.
