Base Building Consultancy was contacted by Rendall & Rittner to prepare a specification of works relating to the external repairs and decorations required for Macaulay Court in Clapham.

Macaulay Court comprises a purpose-built private residential block of 29 flats constructed in the 1920’s.  The block extends over five stories and is concrete-framed with a mixture of rendered finishes on the upper floors and exposed brickwork walls on the lower floors.

Base Building Consultancy carried out a detailed survey of the premises, identifying any problems or defects throughout the estate. The client wished to address several issues with the building, namely poor and defective pointing and rendered finishes throughout the external elevations, failed double-glazed units, and rebuilding of the parapets where water ingress was occurring to the top-floor flats.

A detailed specification for the external repairs and decorations was prepared, including general works including local repairs to brickwork, joinery, glazing, roof coverings, gutters, lead flashing’s, decorations, and external landscaping works.

The specification was tendered, and a suitable contractor was selected and appointed on behalf of the board. The works were monitored on site to ensure the contractor was complying with the specification. Monthly progress meetings were held with the contractor, and monthly valuations and payment certificates were arranged and issued to the contractor and the managing agent for payment.

A snagging list was prepared, and a final list of defects was carried out six months after the completion date.  Base Building Consultancy also provided the CDM coordination for the project.
