Base Building Consultancy was instructed to prepare terminal schedules of dilapidations on behalf of the Landlord, on various office suites within this large occupied commercial building located in Mayfair.
Concurrent to negotiating settlements with outgoing Tenants, we prepared specifications of refurbishment works on the office suites, the communal WCs, lift landings, main staircase, main reception, board room and kitchen.
The works were split into 3 phases. Phase 1 was competitively tendered, with phases 2 & 3 negotiated based on the Phase 1 costs. Each phase of work was notified to the HSE.
Base Building Consultancy’s dilapidations expertise ensured that the Landlord’s contribution towards the refurbishment costs of the offices was minimised to improvement works only.
Completion of the phased works was co-ordinated with site visits from the Landlord, based in the USA, and each phase was completed on time and on budget.
Upon completion of each phase we assisted the Managing Agent in allocating costs to either the service charge, for recovery from the Tenants, or the capital expenditure budget.
For each phase of the refurbishment works, a pre-start meeting was held on site and thereafter fortnightly progress meetings took place. All meetings were minuted and the minutes circulated to the relevant parties.
The Health and Safety File for Phase 1 was retained on site and added to with the relevant information from Phases 2 & 3.
