Wollaton & Newstead House, London, Islington, N1

Base Building Consultancy was instructed by Rendall and Rittner to prepare a specification of works relating to the external repairs and decorations required for both Wollaton House and Newstead House on the Angel School Estate in Islington.

The Angel School Estate comprises a mixture of freehold and leasehold properties throughout the estate. Wollaton House comprises a converted school building comprising 35 flats, and Newton House comprises a purpose-built block of 25 flats. Other parts of the estate comprise Town Houses, located on Batchelor Street, and Ritchie Street. A further small block of flats is located within the estate, namely the Lodge.

Base Building Consultancy carried out a detailed survey of the premises, identifying any problems or defects throughout the estate. A detailed specification for the external repairs and decorations was prepared, including general works including local repairs to brickwork, joinery, glazing, roof coverings, gutters, lead flashings, decorations, and external landscaping works.

The specification was tendered, and a suitable contractor was selected and appointed on behalf of the board. The work was monitored on site to ensure the contractor was complying with specifications. Monthly progress meetings were held with the contractor, and monthly valuations and payment certificates were arranged and issued to the contractor and the managing agent for payment.

A snagging list was prepared, and a final list of defects was carried out after six months of completion.  Base Building Consultancy also provided the CDM coordination for the project.
