Base Building Consultancy was contacted by Firstport Property Services to inspect the condition of the existing flat roof at City Point, The Apex, 59 Bunhill Row in Old Street, and provide recommendations in regard to the repair or replacement of the roof. The client also sought to improve access arrangements through the installation of a new access hatch and CAT ladder on the roof.

59 Bunhill Row comprises a block of residential flats located in the center of London. The block, which is ”L’-shaped, is located on the corner of Bunhill Row and Featherstone Street. The client wanted to address issues with the two flat roofs where leaks had been reported.

Base Building Consultancy carried out an initial inspection of the roof and recommended that a liquid plastic overlay system incorporating rigid roof insulation be installed to bring the thermal performance of the roof to modern-day standards.  Base Building Consultancy liaised with Sika Plastics Limited, a specialist in liquid plastic coatings, and carried out an intrusive survey of the roof with Sika representatives to determine the structure of the roof and its suitability for the liquid plastic overcoating.

Base Building Consultancy prepared a detailed specification of works, tendered the works to a suitable contractor, and appointed the contractor on behalf of the client.

The work was monitored on site to ensure the contractor was complying with specifications. Monthly progress meetings were held with the contractor, and monthly valuations and payment certificates were arranged and issued to the contractor and the managing agent for payment.

A snagging list was prepared, and a final list of defects was carried out after six months of completion.
