Base Building Consultancy was instructed Dr C Hajistilly to submit a planning application to extend the existing dental clinic to create a further three dental surgeries within the existing building.  Applications were made to Welwyn Hatfield Borough Council and also the Welwyn Garden Estate Management Scheme. Planning permission was granted for rear and side extension, and the conversion of the existing rear garden to a patients car park.

Construction drawings were prepared, and a detailed specification of works, which were issued for tender to local contractors into to procure the building extension works. The client insisted that the existing dental clinic, would have to remain operational during the building works, which throughout the 6 month building programme, the clinic was only closed for business for two weeks. Base Building Consultancy liaised with the dental equipment suppliers ensuring that extensive services required to each chair was carefully and sited correctly.

As the extension was within 3m of neighbouring property, Base Building Consultancy, served relevant Notices under the Party Wall etc 1996, and a formal party wall Award was published to the neighbouring owner.

Close liaison was sought with an Approved Building Control inspector, and a plan check building regulations approval was sought prior to the works start on site. Base Building Consultancy was also appointed as Principal Designer, ensure that the client complied with his duties under the CDM Regulations 2015.

Base Building Consultancy monitored the works on site to ensure the contractor was complying with specifications. Fortnightly progress meetings were held with the contractor, and monthly valuations and payment certificates were arranged and issued to the contractor and the client for payment.

A snagging list was prepared, and a final list of defects was carried out after twelve months of completion.
